Public Services and Procurement Canada (PSPC) is asking interested parties to provide information for a potential lease of space that meets the following criteria: Section A: Lease Components • a lease term of approximately three (3) years, commencing on or about January 1, 2027, plus options to extend the lease for two (2) additional periods of one (1) year each; • approximately 280 - 550 usable square metres (um2) of contiguous warehouse or warehouse/office space and one (1) parking space; • the proposed space should satisfy or be capable of satisfying the following criteria: 1. have two (2) separate, individual washrooms, and these washrooms will not form part of the Lessee’s usable space; 2. the proposed space must have all basic utilities, including telecommunications, water, sewer, gas and electricity (200 amps); 3. have electrical outlets installed throughout the leases premises, as mutually agreed to by the Lessee and Lessor; 4. be heated, or have the capability to be heated to a minimum of 20 degrees Celsius; 5. have a minimum unobstructed warehouse ceiling height of 3.05 metres (10’), measured from the top of the finished floor to the underside of the lowest obstruction of the ceiling, including HVAC, electrical, and sprinkler system; 6. have a loading facility with an overhead door, having a minimum size of 2.44 metres high x 2.44 metres wide (8’ x 8’); 7. have a man door for pedestrian access; 8. have, or have the capacity to install, an additional water supply for a janitor’s sink and/or drinking fountain; 9. combined warehouse/office space may be considered; 10. the dimensions of the proposed space must be compatible for efficient design and use; 11. the building systems must have the capacity to accommodate an occasional maximum occupancy of 30 people and a typical maximum occupancy of 20 people, in the space for a full day; 12. parking for approximately 14 vehicles must be available to the public within a one (1) block radius of the proposed space; 13. the physical characteristics of the lands and the building and the area and environment surrounding it, including neighbouring land uses, shall be compatible with the Lessee’s intended use of the accommodation; • the proposed space must be located within the following boundaries (the geographical boundaries include sites on either side of the roads):North: 144 Avenue NW/NE, South on Metis Trail NE, East on Country Hills Boulevard to Stoney Trail East: Stoney Trail, East on Township Road 250, South on Conrich Road/ 116 Street NE, West on 17 Avenue SE, South on Stoney Trail to Railway line/50 Avenue SESouth: Railway line/50 Avenue SE to Deerfoot Trail, South on Deerfoot Trail, West on Glenmore Trail SW to Crowchild Trail SWWest: Crowchild Trail SW/NW, North on Sarcee Trail NW to 144 Avenue NW In the event of any discrepancy between the attached map and text description of the geographic boundaries, the text description shall prevail.
